For more than 40 years, Continental Properties has built upon a strong reputation as one of New Jersey's largest and most successful residential and commercial developers. Dating back to when Erwin Fisch started the company as a small home-based builder, Continental Properties has prided itself on the ability to understand and satisfy the needs of its homebuyers and renters.

Throughout its history, the Woodbridge, N.J.-based developer has enabled over 45,000 customers to achieve the 'American' dream of homeownership. Continental Properties--now run by Erwin with his two sons, Steven and Mark, principals in the company--has been responsible for providing the buying public with award-winning single-family, townhome and condominium communities in the region.

Continental's most recent fast-selling new-home offerings include: Summit Pointe, an intimate collection of 56 upscale two- and three-bedroom townhomes rising near the Wykoff and Franklin Lakes border in North Haledon, and The Regency Club at Livingston, an exclusive neighborhood of 265 luxury townhomes rising in Essex county's prominent Livingston township.

"We're also set to make our initial foray into the New York City marketplace with a new 41-story high-rise building at 325 Fifth Ave.," said Steven Fisch. "Construction is already underway for the upscale building which will offer 250 elegantly-designed condominium homes."

A key to Continental's increasing growth has been a keen understanding of today's ever-changing residential landscape. Several years ago, Continental Properties recognized a significant need for quality housing that catered to the expanding number of adults aged 55 and older in search of new homes and a new lifestyle.

"We unveiled our first active adult community in Brick more than 30 years ago," Fisch noted. "But until the 1990's, the senior market represented only about 10% of our total housing output."

"However, that changed dramatically in the last several years. As New Jersey's active adult population has grown, we have put more and more effort into our active adult communities."

The developer began offering communities that combine intimate neighborhood settings, lavishly-appointed residences and a resort-like atmosphere, enhanced by world-class recreational amenities to provide the kind of well-rounded environment active adults desire.

Today, Continental Properties stands as a leader in the active adult marketplace fueled by the overwhelming success of its signature series of Cedar Village adult communities. Popular Continental Properties adult communities can be found throughout New Jersey, including Cedar Village at Ocean, a collection of 295 single-family homes rising in this Monmouth county township, Cedar Village at East Brunswick: an offering of 184 one and two-bedroom condominium homes in East Brunswick and Rolling Meadows at Wayside, 328 two-and three-bedroom single-family homes in the Wayside district of Ocean township.

Continental is also preparing for the debut of Bear's Cove, its latest active adult development in the prominent Bergen county township of Ramsey. Sales are expected to open in the fall of 2005 for the new enclave of 104 luxurious townhomes.

"We've also recently taken its commitment to the active adult marketplace one step further," Fisch said. "In response to the overwhelming demand for ultra-luxurious rental homes, we've introduced a diverse portfolio of adult rental communities to its already extensive apartment complex offerings."

For example, in Essex county's prestigious Livingston township, Continental is building The Enclave at Livingston Country Club, an ultra-luxurious community of 148 rental homes, just minutes away from the renowned Mall at Short Hills. Continental has also found success in Middlesex county where Woodbridge Hills--a neighborhood of 427 one-and two-bedroom residences --continues to record impressive leasing numbers. Continental is also active in Florida, where it has developed and built numerous communities throughout the state and has residential development activities in both Connecticut and Pennsylvania.

Continental's expertise also goes well beyond residential development. The company is active in the commercial sector--developing and managing office, professional and retail complexes throughout the metropolitan area.
